Volumetric modular buildings and fire
A report has been received concerning volumetric modular construction, in the form of permanent stacked modular buildings. The reporter is concerned that the existence of extensive cavities within the compartments, combined with the lack of appropriate care when connecting the modules could lead to the concealed spread of fire and smoke, noting some recent fire events.

Non compliant guard rails on high rise apartment buildings after modification
A reporter is seeing many high rise apartment buildings having balcony and walkway decks replaced and, in some instances, the increased height of the decks has resulted in the guard rails being less than 1100mm high meaning they are no longer compliant.

Misleading fire rating on hatches
Retrospective fitting of various amenities including TV aerials, broadband, and satellite connections, may result in new access points being made in walls, ceilings, or through floors. These openings need to be made good using a method that provides the required fire safety properties for that specific situation, including integrity, insulation, and resistance to smoke spread.

Dangerous alteration work results in two terraced houses being demolished
Two mid terrace properties forming four flats had been underpinned and excavated to form a new basement whilst simultaneously removing internal and rear walls. This left the building in a dangerous condition and subject to a demolition order from the local council.
